A Guide to VA Loans and Benefits for Veterans

As a Veteran, Servicemember, or eligible surviving spouse, you may eligible for a loan from the Department of Veterans Affairs, also known as a VA loan, with special benefits. We thank you for your service and have provided the information below to assist you in your journey to homeownership.

What is a VA loan?

A VA loan is a mortgage loan guaranteed by the Department of Veterans Affairs (VA). These loans are designed to provide more affordable financing options for veterans, service members and their families, offering unique benefits that make homeownership more accessible.

How do I know if I’m eligible?

To be eligible for a VA loan, you must meet the minimum service requirements set by the VA, have a valid Certificate of Eligibility (COE) and meet lender credit and income requirements.

Additionally, U.S. citizens who served in the organizations below may also qualify:

  • Armed forces of a U.S. ally during World War II
  • Air Force Academy
  • Coast Guard Academy
  • Public health service officers
  • S. Military cadets
  • Midshipmen of the U.S. Naval Academy
  • National Oceanic and Atmospheric Administration officers
  • Merchant seaman who served in World War II
  • Army National Guard of the United States or the Air National Guard of the United States

Spouses of veterans may apply for a VA home loan if they meet specific requirements. For example, if a spouse’s partner is missing, a prisoner of war or if remarriage has not occurred after a service-induced disability or death, they may qualify for a VA loan. Furthermore, a spouse who remarries after reaching age 57 may also apply for a VA loan.

Veteran state tax exemptions

As a veteran, you are potentially eligible for property tax exemptions where you live. These tax exemptions vary not only by state, but by city and county as well. Many states limit the exemption to veterans with a 100 percent VA disability rating, but some go as low as ten percent. These ratings determine VA compensation levels. However, there are a few states that reduce property taxes for all veterans, regardless of medical condition, or base benefits on other criteria, like age or income.

As a Carrington customer, any property tax exemption applicable to you transfers to us. If we receive a tax bill, we are legally required to pay it. Tax exemptions are completed through your local assessor, and depending on their requirements, you may need to renew or reapply for tax exemption annually.
